Historic building by Otto Wagner - a true jewel

//

This exceptional villa, which is set in an idyllic, park-like landscape with old trees and a view over the town of Baden, is now for sale. Privately owned, it was recently elaborately renovated and restored to its original state. Built in 1867 by the renowned Austrian architect Otto Wagner, with its elegantly structured symmetrical front and basilica elevation, this villa served as the representative summer residence of the banker Ritter Gustav von Epstein. In 1873, the property passed into the ownership of the Habsburg Archduke Rainer, who spent over 50 years at this summer residence, bestowing it with imperial splendor, along with the town of Baden itself. The villa remained in the hands of the Habsburgs until the 1940s. The charm and flair of this past era can still be felt today.

This historic building is a landmark, slightly elevated and situated at a considerable distance away from the road. It was carefully renovated in recent years, returning it close to its original architectural state.

In particular, the delicate coloring of the façade ? a bright terracotta beige, accentuated by a strong Indian red and the famous Otto Wagner green ? has been restored, emphasizing the architectural elements in their original beauty.

Hidden from the public?s view, the villa with a portico, flight of steps, patios and terraces has around 850 m2 of living space (which can be separated into five units, in addition to an apartment for the housekeeper in the basement) and has been technically updated (the alarm system is connected to the police and there is a rolling grille on the lower level, a video-controlled door intercommunication system on all floor, and a boiler for heating).

The representative rooms, most of which are 4.3 meters high, are fitted with parquet flooring and large double windows with partly original shutters, and shade being provided by linen/herringbone blinds or awnings. The park, which has been maintained in its original state, is home to ancient trees, gravel paths and stairs covered in ivy, hedges, beds of roses and hydrangeas, along with countless botanical rarities. Artwork was added by the current owners as part of a contemporary sculpture garden. Garden lightening and irrigation systems have also been installed.
